1200-B – 1,450 sq.ft. space: We
are asking $8.50 per sq.ft. base rent ($12,325.60 per year, $1,027,09
per month) as is. Tenants pay their own utilities as well as a CAM
(Common Area Maintenance, taxes and insurance) fee as additional rent
each month.
The CAM fee is assessed at $2.00 per sq.ft. ($241.67 per month), and at
year-end, we do a recap on actual expenses incurred and make adjustments
accordingly.
The breakdown on the $2.00 CAM fee is approximately 60% taxes, 16%
insurance, and 24% common area maintenance.
